About the Developer - Sitehold London Ltd

Clapham Quarter is being developed by Sitehold London Ltd, a Special Purpose Vehicle (SPV) incorporated on 3rd March 2020. SPVs are frequently used in property development to ringfence financial and operational responsibility to a specific project.

While no wrongdoing is implied in the use of this structure, some confusion has arisen regarding which company holds ultimate responsibility for the development, as the branding used throughout marketing materials has referenced entities no longer directly associated with the SPV.

Group Structure and History

Despite Sitehold London Ltd being the legal entity behind the development and sales, the scheme was widely presented in marketing materials,  including brochures, agent listings, and the development website claphamquarter.com,  as a project by Landhold Developments Ltd and part of the Turnhold Group.

Landhold Developments

As of June 2025, marketing still references Landhold Developments.

Landhold Developments Ltd is a subsidiary of Turnhold Properties Ltd and is associated with Garry Jon Simpson, who, as of June 2025, is listed at Companies House as having held 72 directorships: 34 active, 1 previous, and 37 dissolved.

Relevant associated companies include:

  • Landhold Developments Ltd (Incorporated 03/03/2016)

  • Turnhold Properties Ltd (Incorporated 06/02/1991)

Turnhold Properties Ltd is listed as the parent company of Landhold Developments Ltd.

Sitehold London Ltd was formerly listed as part of the Turnhold structure but was formally removed from the group on 24th January 2024. This occurred prior to the Clapham Quarter showhome launch in April 2024 and the commencement of residential sales.

Branding and Marketing

The Clapham Quarter development is still listed under the portfolio of Landhold Developments Ltd on their website as of June 2025. This remains the case even though the developing entity, Sitehold London Ltd, is no longer part of the Turnhold Group.

The development has consistently been marketed as “part of the Turnhold Group” and under the Landhold Developments Ltd brand, a position maintained even after Sitehold’s structural separation from the group in January 2024.

When questions were raised by residents in June 2025, the ClaphamQuarter.com website was updated to include Sitehold London Ltd in the footer. However, Landhold Developments continues to be referenced as “the developer” in several sections of the site.

It is not clear why the development continued to be promoted under the Landhold Developments branding, despite the legal development and sale being handled by a different entity.

Why This Matters

Understanding who legally delivers and stands behind a property development matters, particularly in the event of snagging issues, warranty claims, or structural queries.

SPVs are often wound up after a project completes, which can leave unclear lines of accountability.

This page is designed to set out publicly available facts so that residents and prospective buyers can understand the corporate structure behind Clapham Quarter.

No inference of wrongdoing is made in this summary. Marketing strategies often involve promoting a project under a recognisable brand for reputational continuity. However, transparency around legal responsibility and corporate structure is important for consumer clarity.
