Observations Following Liquidation
In the period immediately following the liquidation:
Individuals were observed by residents on-site wearing high-visibility jackets bearing a logo consistent with that previously used by London South Build Limited (formerly Kuropatwa Limited), the now-liquidated Main Contractor.
Communications with residents continued from @kuropatwa.co.uk email addresses at that time.
To date, no public confirmation of a new Main Contractor has been identified, and no formal notification of a change in legal responsibility has been issued by Landhold Developments Limited or Sitehold London Limited.
The precise legal or contractual basis under which this post-liquidation activity occurred has not been made publicly available.
Emergence of a New Company
On 9 April 2025, a new company, AKCM Limited, was incorporated by Alex Kuropatwa, former director of London South Build Limited. Within weeks, residents reported receiving correspondence from @akcm.co.uk, referencing outstanding works at Clapham Quarter.
AKCM Limited is registered under SIC Code 70229: Management consultancy activities other than financial management, which does not appear to align with active construction work.
In May 2025, Mr. Kuropatwa confirmed in writing to residents that “AKCM” was undertaking works on site.
A separate company, Kuropatwa Construction Limited (subsequently renamed AJKC Limited), which had also been involved with the development, entered liquidation on 28 April 2025, according to Companies House records, using the same insolvency practitioners as London South Build Limited.
To the best of residents’ knowledge, no formal appointment of AKCM Limited has been disclosed or confirmed by Sitehold London Ltd or Landhold Developments Ltd. Similarly, no contractual, insurance, or regulatory documentation has been made available that would clarify the legal basis under which AKCM Limited operated on-site.
Unanswered Questions
These developments raise a number of unresolved questions, including:
Was there a valid contractual arrangement or insurance policy in place for any works carried out after the liquidation?
Who held legal responsibility for site supervision, health and safety, and compliance with relevant regulations during this time?
Were statutory obligations under CDM Regulations properly completed and handed over?
What is the current legal and financial status of any materials or fixtures installed during this period, some of which are referenced in the Statement of Affairs from the liquidator?
Could the continuation of works by a newly formed company involving the same director potentially affect creditor outcomes in the liquidation of the previous Main Contractor?
What governance, regulatory, or contractual frameworks allow a newly incorporated entity, with no publicly disclosed appointment or legal interest, to continue works commenced under a now-liquidated company?
Planning Submission by AKCM Limited
On 21 April 2025, less than one month after the liquidation of London South Build Limited, a letter was submitted to Lambeth Council in relation to Condition 35M (acoustic barrier) of the original Clapham Quarter planning permission. The letter was signed by Alex Kuropatwa on behalf of AKCM Limited and included supporting documentation and technical drawings related to acoustic screening on the roof.
The submission was made under the variation of planning permission 19/02523/FUL, tied to the approved redevelopment of the site into 36 residential units. According to the Lambeth Council planning register, this application was formally approved in June 2025.
